Default x2. Is on the main drag to Mt Hood.

If you are looking to make money on a house long term in the area, buy around Damascus as that is the target urban growth boundary zone. They will come to you by govt. mandate.

Default gotten a lot better in the past couple of years.

The key to living there and enjoying life is to stay just far enough out of the ghetto area of Gresham without getting to far into the sticks of Sandy. Short drive to go boarding and to get to Portland, you can't lose.
