I am moving to ATL in December. I will be working in downtown (SunTrust building) and would like no more than a 30 minute commute if I leave my house around 6:30am.

I have a wife and kid, and we want to be in a planned community with pool, etc, so we can meet new people. Price range is up to 450k.

We looked at Tributary in Douglas and really liked it. Thoughts?

Any other neighborhoods we should look at? Thanks!

S4 content: I have a 2k S4.

I think you can live anywhere up to about a few miles OTP (outside the perimeter) and make it in 30 minutes. Getting home, plan to leave before 5pm or after 7pm.

I live west of the city at the southern border of smyrna where it abuts Mableton. I live about 1 mile OTP. I drive surface streets into town, leaving usually at 7am and it takes me about 25 minutes to get to midtown.

I avoid the highway at all costs.

My wife was looking at Mableton today but read about some crime. She said the mayor was going to sleep in a tent to prove the lack of crime, but heard a gunshot?! Although that is pretty funny, it gives me second thoughts about Mableton. On the other hand, it is very hard to judge crime based on internet postings alone.

My typical hours will be 7-7, so I think I can avoid the rush.

Any information is appreciated. We are having a hard time getting a feel for areas just off the internet.

I've been through there at 5 pm on a Friday afternoon and it wasn't any busier than the next Sunday at noon

2nd; especially any commute that involves 285.

Both my wife and I work in midtown. The neighborhood is nice (where I live - there are parts of mableton that are sketchey), the commute is easy, etc. I love my neighborhood.... excpet for the slightly gestapo-like homeowners association. We have no kids, so schools are not an issue for us. I think the public schools where i live are marginal.

http://www.viningsestates.com/vinings/outside_frame.asp</a

I live in Roswell myself. Although it's a great town for families (good schools, great parks, low crime, etc)- it may be a bit far for you. With no traffic you can get to downtown in 30 minutes, but otherwise you're looking at an hour. If you leave at 6:30 though you shouldn't have much trouble. Also check out East Cobb (just west of Roswell). Many communities in both Roswell and East Cobb have swim/tennis, and you could find a nice home in your price range.

Good luck.

if you want to be in traffic everywhere you go.

gwinnett is overcrowded in my opinion.

Or maybe even Kennesaw.

That is the worst f'ing traffic this side of the Mississippi. And, there's nothing cool up there... (Well, except that Suno Japaese cold treat place ;^)

I've lived in Marietta, SE Cobb (btwn Vinings and Sandy Springs, i.e. Galleria Area) and now I live in Kennesaw. They are all nice areas, but I sure am glad that I work from home and don't have to commute.

It looks like a good value for the price, and I like the park being there for the kids. But I am not sure what the commute would be like from there to downtown.

I can't complain. 3 miles from the office about 10 mins in the morning and afternoon.

Vinings is also another great place, but either can get exspensive very fast.
