My parents passed away (mother was 10 years ago) father was last year. They owned, and still own jointly in their name a property in Florida. The thing is they were Canadian, as am I. This was a vacation property for our family. The will left everything to me, my sister, and my brother. So we are all three executors, trustees, and benificiaries. But the will is not probated as he sold all his property here in Canada long before dying. So can someone give me advice on what I need to do, where (governemnt offices or related) I should go to, so that we can transfer title to our names, as getting a lawyer to do this will cost upwards of $4000 CND. I am planning to go down to Florida for a couple of weeks, just want to know in advance what is needed and where to go, and if me and my sister can even do it without a lawyer.
