Thanks Mishar - Im not going to drive it until I have found the problem. I'll get the motor off as soon as I can.

If its the seals, are they and easy job. are the seals under the servo, or within the piston and cylinder? Are there any guides on here?

I did a quick bit of googling. There's refurbished complete caliper units on ebay for £230 or there abouts. Im assuming a new Audi unit would be considerably more expensive?

Seal (o-ring) is inside the caliper (red arrow). You have to take it apart in order to reach it.

Do you have or know of a guide to do this. Ive done it before but would love t have a go.

UPDATE:

Thought i'd run a few parking brake cycles. Connected a battery charger to the battery. Then ran about 12 cycles. Towards the end I noticed the lights on my dash flickering on and off, then I noticed an new error code say parkng brake force not sufficient, next thing I heard was a relay clicking in the boot area of the car. Now the car wont even turn over.

I assume Ive flattened the battery

I never realised the parking brake took so much power!

Ok, so I have made some progress on the whole issue.

I have replaced the discs and pads. I traced the fluid leak to the rear of the piston which has flooded the EPB housing which may be the cause of the spurious fault codes.

I decided to buy a refurbed caliper. See pic. It has been stripped, cleaned, fitted with new piston, new seals and new EPB.

Just got to fit it now, but wanted to give you an update.

OK so I have installed the new caliper and blead the brakes. No more fluid leaks and perfect braking once again. The EPB works perfectly.

I still have error codes that I can't clear out. Here are the codes are can't clear out: I cant figure out the brake pad thickness warning. I have installed new pads and set the pad thickness under adaptation. I have also done a function test.

Any thoughts/advice?

Default Pad thickness

I often have problems getting that one to stick. Look at the field you type in for the thickness. If it isn't what you just put in, it didn't stick of course. When I run int that, I open and close brakes fully and try coding it again.

EEPROM code. Not sure and don't know if this is a stand alone module or tied into something like ABS. My ABS module failed under (CPO) warranty and turned on a dash light. Got replaced of course.

The brake one is strange. When I look in adaptation the entered value (12mm) has been saved fine.

Perhaps Im not doing it properly. I run in basic settings a 010 function test which cycles the parking brakes, then I do the adaptation and then I try and clear the codes, Is that correct? I have repeated it about 6 or 7 times but same result. Maybe the parking brake controller is causing the problem.

I have got a low battery level at the moment. Could that be causing the problem? (Currently on charge).

Default Yes, get it charged back up first.

Many weird code and seeming electrical gremlin posts have worked out simply by getting the battery/charging system back up to snuff first.

Your procedure sounds right, especially if you see the new pad thickness setting has been retained. When I have gotten a code about pad thickness, I can typically clear it. Thus if not a battery issue and it won't go away, you may need to look at the controller.

Thank you. The battery is on charge now. Will report back with progress once its charged (or not)....
