Default Note there are some serioius diag wood planks under that and I replaced more of them than I needed

to that got water damaged from initial issue. With clothes on I'm over 200 lbs and my friend is about the same and even with out the final wood planks that floor is not going anywhere.

Anyway...not that I need to justify it I know it is more than over built...

Most code standards are a joke(or the level of inspection is), though the ones up in BC are some of the more serious I've come across(very progressive). I've used that level sub-flooring where there were 2 X 12(fur) joists running every 16inch.
Where it really provides dividends is down the line. Wood flooring in apps like that will have dead tight or almost seemless joints 10-15 years later. Whereas, on osb/glue-lam you get joint separation, squeaks, and bowing. On tile, I've seen cracking in the grout. For me its not just the moisture aspect, as its also a great longterm stability and improved tensile strength. Yes, a tade ocd, but pays off when you sell the place down the line.

Default Ok, especially after destroying a nice jacket last year. I'm in work clothes Mr. Hansen-Rodgers :)

...so back at it...no rest for the wicked...

BTW, my wife is going to be so shocked when she gets back as I'm also painting some other rooms she wanted done and finally getting the rest of the trim in.
